I work for a company that owns commercial real estate and as owners we insure much more than just the building itself including, hazard (someone slips and falls at the property and then sues the owner), personal property contents, business income, wages, terrorism, etc. In many cases a lender will require income insurance because of this exact situation where the building is destroyed and the borrower stops paying debt service.
